Detail

Disclosures

The operating detail behind the programme, in one place. The parameters and processes below are those of the Manager as at 10 October 2026. They are policy, not a representation about any loan or portfolio, and they may change.

Status of This Page

Nothing on this page is an offer, an invitation or a recommendation to acquire any financial product, and nothing on it constitutes financial product advice. Where this page and the Information Memorandum differ, the Information Memorandum governs. Offers are made only to Wholesale Investors within the meaning of the Corporations Act 2001 (Cth).

Origination

How a Loan Reaches the Programme

  1. 01

    Approved Financiers Originate and Co-Invest

Origination partners bring loans to the programme and invest their own capital alongside the Fund in each one, holding at least five per cent of that loan in a first loss position.

  2. 02

The Manager Assesses Credit Against a Written Policy

Every application is assessed on a standard written Credit Assessment under the Investment Policy and the Credit Risk Manual.

  3. 03

Loans Are Secured by First Registered Mortgage

Security is held by the Security Trustee through a Single Asset Trust established for each loan.

  4. 04

    Auremont Manages Loans to Maturity

Monitoring, arrears handling and enforcement sit with the Manager through the life of the facility.

Scope

What We Lend Against

The asset classes within the Mandate. Stated as scope, not as appetite at any given time.

Completed Commercial Property

Income-producing and vacant commercial assets. Office, industrial, retail and mixed-use, held or transitioning to a new use or tenant.

Completed Residential Property

Completed residential assets, from individual dwellings to multiple-dwelling holdings, where construction is finished and occupation permits are issued.

Residual Stock

Unsold completed stock in finished developments, where the asset is built and the exit is sale or refinance of remaining lots.

Serviced and Englobo Land

Serviced lots and englobo holdings with planning approval in place, assessed on the value of the land as it stands.

What Is Excluded

The Mandate excludes the following. These are policy exclusions, not matters of current appetite.

  • No construction lending. Auremont does not fund works in progress and does not take completion risk.
  • No second mortgages and no mezzanine. Security is First Registered Mortgage only.
  • No related party lending. Auremont does not lend to its own related parties, or to the related parties of an Approved Financier introducing the loan.

Assessment

Credit Discipline

Every application follows the same assessment path, in the same order, and is documented on a standard written Credit Assessment.

  1. 01

    Eligibility Filter

The application is tested against the Mandate and the exclusions before any third-party cost is incurred. Applications outside the Mandate are declined at this stage rather than worked up.

  2. 02

    Borrower, Sponsor and Beneficial Ownership

Identity and beneficial ownership are verified for the borrower, the guarantors and the controlling parties, with anti-money laundering and counter-terrorism financing checks completed to the standard required of the Licensee.

  3. 03

    Independent Valuation

An Independent Valuation is obtained from a Tier 1 Valuer on an as-is market value, vacant possession basis, dated not more than ninety days before settlement.2 The valuation is instructed by the Manager, not by the borrower or the introducing Approved Financier.

  4. 04

Loan to Value Tested at the Fully Drawn Balance

The Loan to Value Ratio is tested at the fully drawn balance, inclusive of capitalised interest and any interest reserve, against the Independent Valuation. The cap is 65 per cent.1 It is not tested on the opening advance.

  5. 05

A Written Exit, Dated Inside the Term

Every application must carry a written Exit, being sale, refinance or realisation, with a date falling inside the Term, and evidence supporting it. An application without a dated exit is not assessed further.

  6. 06

    Credit Committee Decision

The completed Credit Assessment goes to the Credit Committee, which may approve, decline, or approve subject to conditions. No loan settles without a Credit Committee decision recorded in the minutes.

How the Credit Committee operates

Appointments

Who Holds Which Role

Each function is held by an identified party, and no single person carries a loan from introduction through to settlement.

Licensee, Trustee and Security Trustee
Stone Leaf Capital Securities. Australian Financial Services Licence holder, trustee of the programme, and holder of security.
Fund Administrator and Registry
Stone Leaf Capital Securities. Administration, unit and note registry.
Solicitors
GRM Law. Transaction documentation, security and enforcement.
Credit Committee
Every loan requires a Credit Committee decision. Composition, quorum and the chair are set out at Governance and risk.

Loan Management

Managing Loans

Loan management sits with the Manager for the life of the facility. Each loan is monitored against its conditions and its stated Exit, with the Exit re-tested as the term runs rather than assumed to hold.

Where a facility falls into arrears, the position is reported to the Credit Committee, and the Committee determines the response. Options include granting additional time against evidence of a revised exit, varying the facility on conditions, or proceeding to enforcement. Enforcement decisions are made by the Credit Committee and not by the officer managing the loan.

Where enforcement proceeds, it is conducted by the Security Trustee on the instruction of the Manager, with the Manager’s solicitors acting. Recovery from a property security takes time and incurs cost, and the amount recovered depends on market conditions at the time of realisation rather than at the time the loan was written.

Balanced Disclosure

The controls set out on this page are designed to manage risk. They do not remove it. Loans can default. Property security can realise for less than the amount owing. A written Exit can fail to complete. Enforcement can take longer and cost more than expected, and capital can be lost. Past market conditions are no guide to future conditions.
